On 22 June 1401, Zerain acquired Altzania and the land and mountains of the Parzonería del Aizkorri, which were then the property of the Mayor of Gipuzkoa, Fernán Pérez de Ayala. However, the origins of the Parzonería de Urbia, as it is known today, date back to 1440, when a document was approved which regularised rights to common grazing land.

This agreement was signed at the route through Saint Adrian's Cave by representatives from Segura, Idiazabal, Zegama and Zerain from Gipuzkoa, and by those from Asparrena and San Millán from Álava.

In 1512, something happened that was to have a profound effect on the town's future: King Ferdinand the Catholic granted the Otalora family the right to exploit the Aizpea mines.
